Booking terms and conditions

1. Purpose and acceptance

These conditions govern bookings and stays at Santanyí Penthouse, located in Santanyí - Mallorca (the "property"), managed by Alfonso González Jiménez. Requesting and confirming a booking implies full acceptance of these conditions, without prejudice to any particular conditions stated in the booking confirmation, which prevail in case of discrepancy.

2. Booking and confirmation

Santanyí Penthouse is let exclusively as a seasonal rental (stays of at least one month) under a seasonal lease agreement. It is not tourist accommodation. Rentals are requested by email at info@santanyipenthouse.com or by phone, and become final when the lease is signed and the security deposit is paid. The owner reserves the right not to accept a request.

3. Price, deposit and payment

The rent is monthly, as stated in the lease. The security deposit is paid by bank transfer when the lease is signed; the monthly rent is paid by bank transfer before the 3rd of each month. Partial months are prorated by day.

4. Cancellation policy

Withdrawal and the notice required to end or extend the rental are as set out in the seasonal lease.

If the owner has to cancel the booking due to force majeure, all amounts paid will be refunded in full, with no further compensation.

5. Security deposit and damage

A security deposit is paid when the lease is signed; the amount is stated in the lease. It is returned after checkout once the condition of the property has been verified, less, where applicable, the cost of repairing or replacing anything damaged during the stay.

6. Check-in and checkout

Move-in and move-out dates are those set out in the seasonal lease.

7. Occupancy and use of the property

• Maximum occupancy is 7 guests. The limit may not be exceeded without the owner's express authorization.
• The property is for seasonal residential use, as set out in the lease; parties, events or activities that disturb the neighborhood are not allowed without express authorization.
• The guest agrees to take proper care of the property and to respect quiet hours and community rules.
• Whether pets are allowed is stated on the property page and must be confirmed when booking.

8. Liability

The owner is not liable for guests' personal belongings or for any loss or damage arising from improper use of the property. The guest named on the booking is responsible for any damage caused by everyone staying during the stay.

9. Right of withdrawal

Withdrawal and early termination of the rental are governed by the seasonal lease.

10. Complaints and applicable law

Official complaint forms are available to guests. For any complaint you can write to info@santanyipenthouse.com. These conditions are governed by Spanish law. Any dispute will be submitted to the courts with jurisdiction under applicable law.

The processing of your data is governed by our Privacy Policy. Use of the website https://www.santanyipenthouse.com is governed by the Legal Notice. This is a translation for convenience; the Spanish version prevails in case of discrepancy.
