Long-term rental in Santanyí, Mallorca: penthouse by the month, all bills included

Santanyí Penthouse is a 250 m² penthouse with a 100 m² private roof terrace in the old town of Santanyí, in the south of Mallorca, let by the month only: a minimum of 30 nights, with all bills included (electricity, water, fibre WiFi and final cleaning). Four bedrooms, two bathrooms, an 80 m² living-dining room with an island kitchen and a balcony running the full length of the façade over the market square.

Since 2023, families and couples from Germany, the UK, the Netherlands and the United States have lived here for stays of one to thirteen months. It is a home set up for living in, not for a weekend.

Who this long-term rental is for

  • Wintering in Mallorca. From November to March the village stays alive (market, cafés, restaurants open), the coves are empty and the sun is out most days. Every room has a heat pump.
  • Working remotely from Mallorca. Your own study with an adjustable desk, ergonomic chair, monitor and printer, and 600 Mb fibre. Everything you need on foot: no car during the week.
  • Spring and autumn. The best months to live the island without the heat and crowds of summer.
  • A whole summer with the family. Up to 7 people, a terrace with teak dining table and barbecue, and the best coves in the south (Cala Llombards, Cala Santanyí, Cala des Moro, S'Amarador) 10-15 minutes away by car.

Monthly price, all bills included

  • November to March: €2,900 per month
  • April to June and September to October: €3,500 per month
  • July and August: €6,000 per month
  • 12-month lease: €2,900 per month

The price includes electricity, water, fibre WiFi and final cleaning, and is for the whole penthouse. Deposit of one month's rent, refunded after departure. Rent paid monthly by bank transfer.

How it works

  3. It's confirmed with the signature and the deposit. The keys wait for you in a key safe next to the door.
  4. During your stay you have a maintenance contact and a cleaner in the village, should you want weekly cleaning.

Living in Santanyí

Santanyí is a village of golden marés stone 50 minutes from Palma and the airport, with a market on Wednesday and Saturday mornings in the church square (just around the corner), supermarkets (Eroski, Lidl, Aldi), pharmacies, a health center, bakeries, art galleries and a dozen restaurants within walking distance. Free street parking in front of the building.

Can I rent Santanyí Penthouse by the night or by the week?
No. The penthouse is let by the month only, with a minimum stay of 30 nights at any time of year. It is a seasonal (temporary) rental, not a holiday let.
What does the monthly price include?
Everything: electricity, water, fibre WiFi and the final cleaning. There are no extra bills. The price is for the whole penthouse, whatever the number of people (up to 7).
How much does a monthly rental in Santanyí cost?
At Santanyí Penthouse: €2,900 per month from November to March, €3,500 from April to June and in September and October, and €6,000 in July and August. A 12-month lease is €2,900 per month. All bills included.
What kind of contract is it?
A seasonal housing lease (the standard contract in Mallorca for stays of several months), in English or Spanish. We send you the draft before you commit to anything and, if you like, we can arrange a viewing first.
Is there a deposit?
Yes, the equivalent of one month's rent, refunded within 15 days of departure. Rent is paid month by month by bank transfer, before the 3rd.
Are pets allowed?
With prior approval, yes. Tell us about your pet and we'll see: tenants with dogs have lived in the penthouse.
Where do I park?
There is no garage, but there is always free street parking in front of the building. On market days (Wednesday and Saturday mornings) it's a bit busier, but you'll park less than a minute's walk away.
Can I work remotely from the penthouse?
Yes. There is a study with a height-adjustable desk, ergonomic chair, monitor and printer, and 600 Mb fibre with WiFi throughout the flat. Several tenants have spent whole seasons working remotely from here.
Is it cold in winter? Is there heating?
Every room has air conditioning with heat pump, plus ceiling fans. In winter Santanyí sits around 15-18 °C by day, with sunshine most days; the terrace has a gas heater for the evenings.
